Farmtrack is an established firm of land agents and chartered surveyors based on the outskirts of Bridgend.

In 2022, Farmtrack Ltd was rebranded, as Mr John E Jeremy stood back from the business, we therefore took the opportunity to streamline to Farmtrack, providing the same quality of service and dedication from the team.

Farmtrack Chartered Surveyors has a client base that extends throughout South Wales; our land agents are ideally placed to advise our clients on a broad range of rural and agricultural issues.

Planning

We have obtained planning consents and confirmation of permitted development for a range of agricultural buildings, new roads and access off highways. For more complex planning applications, such as rural enterprise dwellings (TAN 6), we can provide agricultural appraisals and location plans.

Estate Management

We offer advice on the valuation, sale and purchase of agricultural land and rural holdings, as well as preparing letting agreements and Farm Business Tenancy contracts. Our well-established links to the South Wales agricultural community and strong investor connections ensure that we are able to garner maximum exposure for vendors. Whether you are considering selling, buying or diversifying, our broad expertise will allow us to advise and assist you throughout the process.

Welsh Government Rural Subsidies and Grants

We have extensive experience in the administration of annual applications and can give guidance on all matters relating to the schemes, including cross compliance and mapping and are available to complete applications on your behalf. We can advise on farm grants and management schemes including Glastir. Our in-depth knowledge of the legislation and amendments to the schemes allows us to provide straightforward advice on completing Welsh Government forms, as well as the necessary record keeping requirements.

Compulsory Purchase Orders and Works Under Notice

We can be on-hand to ensure that your interests are protected, accommodation works meet your requirements and you are suitably compensated. We have experience in schemes including, but not limited to, council highway improvements, water authority pipelines and rail electrification projects. Our professional fees are usually indemnified by the purchasing authority in these cases.

Utilities and Land Damage Claims

We frequently act for clients in cases of land damage by third parties, where compensation is due in order to restore the land to its previous condition. Utility companies may require access to install new equipment or to maintain existing infrastructure. Occasional damage is caused by individuals, whether accidental or deliberate and we can ensure that you are duly compensated for disturbance, as well as any physical damage caused that affects your land or farming enterprise.

Renewable Energy Schemes

If you are approached by a renewable energy company or are interested in potential renewable projects on your land, we can advise you throughout the process, from the initial contact, offers of exclusivity and grid connection requests to negotiating terms and option agreements with developers. We can also help developers identify promising sites for future renewable developments.

Valuations

Our experienced chartered surveyors can prepare valuations for a variety of purposes including sale, Inheritance Tax, Capital Gains Tax, insurance and probate. In cases of conflict, we can produce Expert Witness reports for dispute resolution.

Land Sales

We are registered with the property ombudsman Approved Redress Scheme. We sell a range of properties including industrial and agricultural land, farms and woodland.
